LIMA, OH (WLIO) - Local real estate experts gave a class on what to do, not do, and know before buying your first home.

Professionals at Superior PLUS Realtors walked people hoping to buy their first home through topics like insurance and the different types of loans that may be available to them. Interest rates are still high, and homes are still selling quickly, but they say that as long as you do the research and take the time to prepare for a mortgage, it's not impossible to get a house of your own.

One common mistake they warn people about is making major financial changes before closing.

"A lot of times people will make the mistakes of making large deposits or sitting on cash or opening credit cards, buying cars," said realtor Joshua Mangini. "

"Buying cars, buying their furniture before they buy a home," continued realtor Ashleigh Mangini. "The important thing, and this is what I told people every time they buy a home is once you get that house under contract, and you have that contract secure, and you are going through the process, live like you're poor. Do not buy anything new, do not sell anything, do not do anything until that home is bought."

The Manginis add that if you want to buy a home but aren't sure where to start, don't be afraid to reach out to local realtors or lenders to ask questions.
