LIMA, Ohio (WLIO) — Questions about delayed second-half property tax bills have been pouring into the Allen County Auditor's Office following the passage and enactment of House Bill 186.
Property owners across Ohio have noticed they have not yet received their second-half tax bills. Allen County Auditor Rachael Gilroy said the bills will be mailed in the coming weeks and will have a new payment deadline of Aug. 12.
Under House Bill 186, some property owners may qualify for the new Inflation Cap Credit, which applies primarily to certain school taxes. The credit is calculated using parcel-specific factors and is available only to properties that meet the 13.8% inflation cap eligibility requirements.
"We are reducing the net tax due based on a growth factor cap rather than on what the real estate market did back in 2024. So it's a readjustment and realignment of the taxes that are due mostly to the school district this round," said Allen County Auditor Rachael Gilroy.
Gilroy said property owners within the Lima City School District will not receive the credit because the district experienced a 10% increase in 2024, which did not meet the inflation cap eligibility threshold.
Property owners who qualify for the credit will see a new line labeled "Inflation Credit Cap" on their tax bill showing the amount of the adjustment.
Gilroy also encouraged homeowners who pay their property taxes through an escrow account to contact their mortgage lender with any questions regarding the credit.
According to Gilroy, House Bill 186 will return approximately $3.6 million to Allen County property owners through the Inflation Cap Credit.
